In the first quarter of 2024 the supply of available office space in the Zurich region slightly increased to 408,600 m2. The availability rate is now 5.0% compared to 4.8% at the end of 2023. While the supply in districts 1, 5 and 9 decreased slightly, increases were measurable in districts 2 and 11. In the Opfikon/Glattbrugg submarket, the amount of available office space has recently fallen slightly, but the area still has the highest availability quote in Switzerland at 28.6%.
The prime rent remains unchanged at CHF 925 per m2 per year net. Demand for offices in prime locations is intact. Renting out space in older buildings in less reachable locations continues to be challenging.
